What is Help to Buy valuation report criteria set by Homes of England?

Our valuation report complies with Homes of England set requirements which are as follows: 

  • Must be prepared by a member of RICS who is also a registered valuer
  • The valuer must be independent of an estate agent
  • The report must be signed and produced on a company headed paper and addressed to Homes of England
  • The valuer must provide at least 3 comparable properties that sold within the last 12 months
  • The comparables must be within 2 miles radius of the subject postcode and be of similar design, size and type
  • The valuer needs to physically inspect the property and show the inspection date on the report

Please note If you decide to proceed with equity loan redemption you must send the valuation report to Homes of England within 5 working days of receiving it. 

How long the Help to Buy valuation report is valid for?

All help to buy valuation reports are valid for a period of 3 months from the date of valuation. If you still need the valuation report to be active then you will need to obtain a desktop valuation.

 

    When do you need a Help to Buy desktop valuation?

    If your original report expires and you still need the valuation to be valid. You will need to obtain a desktop valuation from us which will grant you an additional 3 months validity.

    You must get in touch with us 2 weeks before initial report expiry to request a desktop valuation.

    Please note that 3 months is an adequate timeframe for the market value of your property to change and there is always a possibility that desktop valuation will result in a different value.

     

    How does a Help to Buy valuation work?

    Conducting a thorough examination, a chartered surveyor with local knowledge will inspect your property. Inspection encompasses an overview of the property, including its construction, location, and accommodation attributes.

    After the inspection, the surveyor will then compile all the information noted during a visit in the valuation report and compare your property with local comparable sales sold within the last 12 months. Then valuation of the property is conducted with meticulous detail, offering a comprehensive description of the evidence relied and states the market value at the date of valuation.
